Can you hold an active rental before I apply?
The application must be submitted and approved, the lease signed, and earnest deposit received before a property can be held. -
Do I pay the first month’s and last month’s rent along with my security deposit?
You are required to pay the first month rent, the security deposit, cleaning fee, pet deposit if allowed and approved, administration fee, and a rekey fee. -
How old do you have to be to apply for a rental property?
18 years or older -
Is the security deposit refundable?
Security deposits are refundable, and you will receive the funds back once you have moved out, assuming you leave property in good standing per the lease terms. -
Who needs a cosigner?
Cosigners are assessed on a case by case basis. A co-signer might be considered if, for example, you have no rental history, bad credit, etc. -

How do I pay rent?
Rent payments are accepted through the online Tenant Portal, or by mail or in person at our office located in Peoria. -
I want to get a pet. What do I do?
All pets require prior approval and a non-refundable pet deposit before being allowed on a property, Contact our office for further details. -
I want to move out, but my roommate wants to stay. What should we do?
The person requesting to stay has to requalify, and both parties must agree to remove the departing party. -
My lease expiration is coming up and I want to move out. What do I do?
Submit a 30-day written notice to Valentine to terminate your lease. -
Who is responsible for paying for repairs & maintenance requests?
The landlord is normally responsible for repairs and maintenance cost, with the notable exceptions of issues created by tenants. However, the “You break it, you buy it” rule applies in most cases, as well as other tenant -created issues like plumbing clogs, excessive dirty carpets, etc
